Selling and Buying a Home Simultaneously - We Can Help!

Are you already a homeowner but now find yourself desiring more room, more yard, just more space!? Well in this highly competitive and active Hawaii real estate market, being on your "A" game is essential, especially if you need to sell before you purchase.  

Many homeowners find simultaneously selling and buying very frustrating, essentially putting the cart before the horse. This type of process is an "art" and I’ve successfully worked with many clients looking to simultaneously sell their home while at the same time, buy their next home.  

Fear of Selling

Selling and buying a home at the same time raises many questions for the seller “What if I can’t find a replacement property?” “What if my home falls out of escrow?” The good news is there are options to consider that can overcome these common fears.

It’s All About Timing

To sell and buy simultaneously, you need to prepare for all possibilities and scenarios, including buying first and then selling or selling first and then buying. Finding your dream home may be easy, but in today’s competitive market, it may have three offers on the table already. To ensure you have the most competitive offer, you need to come to the table with a preapproval letter from your lender.

Another safe bet is to arrange bridge financing. This allows you to own two homes for a short time by either borrowing money from family, or getting a short-term loan from your lender to span the time between when you close on your new home and sell your old one. Essentially, it’s a HELOC, or Home Equity Line of Credit on your present home and you are using it as a down payment on your new home. When your first home sells, you repay the loan. If you are considering applying for a HELOC, it’s best to do it before you put your house on the market.

Schedule the closing date on the sale of your old home after the closing date on the new home. This allows you to stay in your present home until you take possession of your new home. Otherwise, you can attempt to negotiate a rent-back arrangement.
