Oahu's Most Competitive Neighborhoods in 2019



Wondering which Oahu neighborhoods are the hardest to get into? Locations analyzed hundreds of neighborhoods in each of Oahu's 12 regions across the island with the most home sales above the asking price, known as “bid ups,” in 2019.

Among single-family home neighborhoods with at least five sales in 2019, those neighborhoods that had the most bid ups, by region, are:

Kapolei Kai is #1 most competitive neighborhood

The most competitive market conditions in a single-family neighborhood with five or more sales in 2019 were in Kapolei Kai, where more than two in three homes sold for above the asking price. Completed in 2003, the planned community of Kapolei Kai, located behind Kapolei Middle School, has 204 single-family homes. With only six home sales in 2019, turnover in Kapolei Kai is just 2.7 percent. The median price for a Kapolei Kai home was $688,500—an increase of two percent from a year ago.

Kapuna Hala a close second

Kapuna Hala in Kaneohe also saw very competitive market conditions in 2019, with 62.5 percent of homes sold for above the asking price. With the Ko’olau Mountains as a backdrop and a mix of newer and original construction, the Kapuna Hala neighborhood has 393 single-family homes. There were only eight sales in 2019, resulting in the low turnover of just two percent. Strong demand for Kapuna Hala homes pushed the median price up by 13 percent to $892,500—slightly higher than the overall Kaneohe median single-family home price.

Kaneohe most competitive region

As a region, Kaneohe is the most competitive, with about one in four homes bid up above asking. Factors that affect buyer competition include a neighborhood’s median price relative to surrounding neighborhoods, a significant change in median prices from the year before, median Days on Market, rate of turnover and desirability.
