March 2018 was a big month for condos. A six percent increase in new condo listings pushed the number of available condos to nearly 1,500 units. Condo prices also hit a record high in March at $440,000, just barely edging out January’s median price of $439,000. Some good news for condo shoppers is that competition is easing up a bit, thanks to increased inventory.

Unlike those mainland websites, which use ZIP codes to estimate home values, the Locations Home Valuator was designed to use neighborhood boundaries.

The Oahu housing market started the New Year with a bang. Median prices for single-family homes rose by 7 percent to $779,000, while single-family home sales ticked up one percent over last year to 258, the most January home sales since 2005. On the condo side, the median price rose by 12 percent to $439,000—shattering the previous record of $425,000, which was set in July 2017. Condo sales dipped slightly over last year, with about 17 fewer units sold.
