Historically low inventory levels and high demand in the Oahu market means you have to move fast. Homes stay on the market for an average of 14 days, from listing until a contract (offer) is accepted. When you see the home you've been looking for, it's important that you move quickly and make the first offer. In order to help you we took listing data from 2014 - 2016 and calculated the average number of new listings posted each week day over a 2 year period.
One Reason to Love Mondays
Monday is when the metaphorical flood gates open, and the MLS releases the most new listings on average. Why? Most agents are working all day during the weekend when all their clients are available, and Monday morning is when they have time to enter their new listings into the MLS. Monday morning 9:00 AM - 12:00 PM is when you will see the highest number of new listings.
In fact, most new listings come at the beginning of the week (Monday and Tuesday). A good strategy would be to front load your week with browsing homes before and after work on Monday/Tuesday, then work with your agent to schedule viewings that work with your work schedule.
Weekends are for Viewings
As you can see, there are very few new listings on Saturday and Sunday. Use the weekend to visit open houses and view the homes you found during the week. Since the MLS is a ghost town on weekends, there's no need to worry about missing that perfect listing you've been waiting for.
Happy Hunting
It's important to remember that there are new listings posted every day, so it's always good to look just in case that property you've been waiting for hits the market on Thursday. Use the Locations Search or Locations Mobile App to filter for new listings and see all the new stuff in one place.
Lastly, don't get discouraged! You may have an offer rejected or get outbid by a cash buyer but that's a normal part of Honolulu real estate. If you remain vigilant and trust in your agent, you'll find the home you've been searching for.
